Electrical contractor for North York builders and custom homes

North York has more custom infill rebuilds than almost anywhere in the GTA. We're the electrical trade for builders and general contractors on those projects, from the old house's disconnect to the new home's final ESA inspection.

Infill rebuilds

The North York rebuild, start to finish

Across Willowdale, Bayview Village, York Mills and Armour Heights, post-war bungalows are being replaced with large custom homes. The electrical work on those projects starts before demolition and finishes after the landscaping. Builders need an electrical contractor who can keep pace with the framing schedule, get inspections booked on time and leave a finish their clients notice.

The new homes are a big step up from the houses they replace. A typical rebuild needs a 200 amp or larger service, often underground, multiple panels, detailed lighting plans with dimming and scenes, heated floors in bathrooms, an EV-ready garage, and a panel prepared for a standby generator. Getting those right is mostly a matter of planning them early.

Working with Toronto Hydro on new services

Rebuilds involve Toronto Hydro twice: once to remove the old service, and again to connect the new one. The new service location, the meter position and whether the supply comes overhead or underground need to be settled early in design, because they affect the foundation, the landscaping and the driveway. We help builders and designers get those decisions made before they hold up the schedule.

On site

Our sequence on a North York rebuild

Each stage lines up with an ESA inspection, so nothing gets covered before it's passed.

  1. Old service removed

Disconnect arranged with Toronto Hydro before demolition.

  2. Temporary power

Safe site supply from the first day of construction.

  3. Rough-in

Cable, boxes and low-voltage runs before insulation, then ESA rough-in inspection.

  4. New service

Permanent service and panels connected once ESA authorizes it.

  5. Finish and final

Devices, fixtures, scenes and ESA final inspection with the Certificate of Acceptance.

What builders ask for

Scope we cover on custom homes

  1. Service sizing and load calculationsDocumented for ESA and the utility
  2. Temporary powerFor demolition, excavation and framing
  3. Rough-inLine voltage plus rough-ins for low-voltage, audio and security trades
  4. LightingPot lights, linear lighting, stair and niche lighting, exterior and landscape
  5. EV and generator readinessGarage charger circuits and generator-ready panels
  6. FinishingDevices aligned, panels labelled, ESA final passed

Rebuilds also tend to add a basement walk-out, a separate nanny or in-law suite, and a long list of exterior lighting. Each of those is easier to rough in while the framing is open than to add after the home is finished, so we walk the plans with the builder and the client before rough-in begins.

More on our approach for general contractors across the GTA is on our new construction page, with temporary power and permits and load calculations covered separately.

Questions

Electrician for contractors in North York: questions

Can you handle the disconnect of the old house before demolition?

Yes. Before an old North York house comes down, the electrical service has to be safely disconnected and removed, which involves Toronto Hydro. We arrange that, then set up temporary power for the build so the site is never without safe supply.

Do you work from the architect's or designer's drawings?

Yes. We review the electrical and lighting drawings, flag anything that will cause problems on site or at inspection, and build the panel schedule from them. Where a project needs stamped electrical drawings, we work with certified electrical engineers.

Do you work with general contractors and builders?

Yes. A large share of our work is for general contractors and custom home builders, from temporary power and rough-in through to final connections and ESA sign-off. Two crews mean we can keep to your schedule on larger projects.

Do you take out the ESA permit?

Yes. In Ontario, the licensed contractor files the notification of work with the Electrical Safety Authority (ESA) and books the inspection. We handle it on every job that needs one, and you get the ESA Certificate of Acceptance when the work passes. Keep it: insurers and home buyers often ask for it.
