Pot light installation for Markham homes
Markham ceilings range from old plaster in heritage houses to tall open-to-above foyers in newer homes. We plan the layout around how you use each room, then install slim LED fixtures with as little cutting as possible.
Markham ceilings
Lighting old houses and new ones
In Unionville and Markham Village, many heritage homes have plaster ceilings and modest heights. A few well-placed slim fixtures, with wall lights and lamps, usually suit them better than a dense grid. Plaster takes slower, careful cutting, and we support the ceiling as we go.
Homes from the 1980s and 90s in Milliken, Buttonville and much of Unionville often have pot lights already. They tend to be the older kind: bulky cans, hot halogen lamps and trims that have yellowed. Those can often be updated without new holes.
Newer homes in Cathedraltown, Berczy Village, Box Grove and Wismer usually came with a ceiling box in each bedroom and little else. Many also have two-storey foyers or family rooms open to the floor above. Those tall spaces need their own plan.
Where it goes
Lighting plans for common Markham rooms
| Room | What usually works | What to watch |
|---|---|---|
| Kitchen | Lights over the counters, pendants over the island | Shadows when lights sit only in the middle of the room |
| Open-to-above foyer | Fewer, brighter fixtures with wide beams | Reaching the ceiling safely |
| Living room | Dimmed pot lights plus wall or accent lights | Glare from a dense grid |
| Finished basement | An even layout on two or more switches | Ducts and beams that limit where fixtures go |
Signs
When your Markham lighting needs work
Flicker or buzzing
Often an old dimmer that wasn't built for LED lamps.
Discoloured trims
Common on cans installed in the 1980s and 90s.
A dark foyer at night
One fixture high above a tall entrance rarely lights it well.
Bedrooms with a single ceiling box
Typical of builder lighting in newer homes.
Basements and outside
Finished basements and soffit lights
Finished basements are some of the most-used rooms in Markham homes, and some of the darkest. Where the ceiling is still open, new lights go in quickly. Under finished drywall, we plan routes along the joists to keep openings few and small.
Outside, soffit lights along the front and back of the house add safety and make a driveway easier to use after dark. In a heritage district, keep exterior lighting modest and check whether it needs approval. Read more about pot lights and lighting and outdoor lighting.
Renovating?
Light the room you're building
During a renovation, fixtures and switches can follow the new layout exactly, before the ceiling is closed.

Pot lights and lighting in Markham: questions
Can you put pot lights in the tall foyer of our Cathedraltown home?
Yes. Open-to-above foyers and great rooms need safe staging and a plan for reaching the ceiling, and sometimes access from the floor above. We cover how we'll reach it in the quote, and we choose fixtures and trims made for tall ceilings.
Our 1990s Unionville home has old halogen pot lights. Do they all need replacing?
Not always. If the housings are sound and correctly rated, an LED retrofit trim can fit the existing can. Where a housing is damaged or in the wrong place, we replace it with a slim LED fixture. Either way, the dimmers change to LED-compatible ones.
Do pot lights need an ESA permit?
Adding new pot lights is electrical installation work, so yes, a notification goes to ESA. We file it, the work is inspected where ESA requires, and you keep the record.
Is your work guaranteed?
Every job comes with our 1-year workmanship warranty. Products carry their own manufacturer warranties on top of that, and standby generators can be covered by extended manufacturer warranties.
